Service and Well-being Charge
All homeowners living at The Spindles, Menston will contribute to a Service and Well-being Charge. The high level of care, support and services on offer to enhance quality and enjoyment of life are what make Adlington different. This charge is to provide services such as;
- The provision of a daily restaurant service serving delicious meals.
- Communal cleaning and maintenance
- External window cleaning
- Water usage, buildings insurance and estate management
- 24-hour support every day, 365 days a year, in case of any emergency, working in tandem with a discreet emergency call system installed in each apartment
Our own Management team, Adlington Management Services (AMS) take great pride in providing a high standard of service including checking on our homeowners well-being and liaising with family and professionals if necessary. They consult with homeowners on all aspects of the operations of the development and facilitate numerous social events and activities that can be participated in as much, or as little, as you’d like.
You no longer have to take into consideration the ongoing costs of upkeep and maintenance of your current property, grounds and gardens. As well as owning a modern stylish apartment built to high specification that is well insulated and cost effective to heat.
We have a vested interest in making sure that our buildings and grounds are always fully maintained and that the apartments retain their value so inheritance is maximised.
2024/25 approximate weekly Service and Well-being Charges at The Spindles are:
- 1 bedroom – £158
- 2 bedroom – £171
- 3 bedroom – £183
The Service and Well-being Charge is reviewed annually. Should there be any future increase, it will be capped in line with the Retail Price Index (RPI) or the Annual Earnings Index (AEI), whichever is the higher. So you can be secure in the knowledge there will be no large, unexpected price increases.
It is important to point out that payment of the Service and Well-being Charge has to continue even if the apartment is vacant, as it is proportioned between all apartments in order to maintain the high standard of service.
Individual Responsibilities
As you would expect in your own home other household expenditures will remain as the homeowner’s responsibility. These typically include:
- Council tax
- Electricity – which is metered per apartment
- Contents insurance
- Telephone line rental and broadband (where applicable)
- TV licence (where applicable)
Communal Facilities Fee
The Communal Facilities Fee (CFF) at The Spindles is a fee payable upon the sale of your home or if there is a change of occupier so you can enjoy the facilities now but pay for them later.
This fee ensures that homeowners can enjoy the use of our first-class communal facilities, today and in the future. It contributes towards:
- The construction and provision of the communal facilities across the retirement community, including the restaurant, homeowners’ lounge and coffee lounge, hair salon, therapy suite, guest suite and activities studio
- Regular replacement and refurbishment of all these communal facilities, the exterior of the building, restaurant kitchen equipment and facilities, lifts, roof, private homeowner parking and also your patio or balcony structure
Adlington will use these funds to refurbish or replace all communal parts of The Spindles to the highest standards whenever required. Not only will this ensure it is a quality place to live, but it will also protect the resale value of your property, ensuring that when an apartment is sold, you will get the best sales value for it.
All homeowners are responsible for the repair and maintenance of their own apartment.
How the fee is calculated
You do not have to pay anything until you choose to sell your apartment (or there is a change of occupier). The fee is 4% per annum, capped at 5 years (maximum 20%) of the achieved market price (or an agreed market valuation of the property) per year or part year of occupation.
For example:
- If a property has been owned for 3 years and 7 months and sold for £300,000 the fee payable is £48,000
- Or, if a property has been owned for 10 years and 3 months and sold for £300,000, the fee payable is £60,000
Should you wish to pay for the CFF on your apartment at point of purchase, you are able to do so at a reduced rate of 15% of the price you pay for your apartment. This is only available to the first purchaser of any apartment.
A reasonable fee for administration at point of resale is payable. This is currently £500 + VAT.

Care Charges
Additional care packages can be designed to suit your individual requirements. All care packages are drawn up in consultation with you, based upon a careful assessment of your needs and are regularly reviewed. Short term illness and recuperation packages can be tailored to individual requirements where required. Costs are based on the level of need per person, and will be provided once confirmed.
- Hourly rate approximately £25 per hour
- The charge is doubled where two carers are required
