Retirement living is inspired living at Broadleaf House. In this welcoming community, we aim to offer all our homeowners a high standard of living, quality communal facilities and excellent levels of service.
To enable Adlington to provide these, we have two charges. There is a monthly Service and Well-being Charge, which covers all day-to-day operations and maintenance, 24/7 on-site team, catering services and building management.
The second is a Communal Facilities Fee for the provision of the extensive communal facilities on offer, together with a long-term refurbishment and replacement programme to keep
the building in tip top condition at all times. The Communal Facilities Fee also allows us to guarantee that the Service and Well-being Charge will never rise by more than the Retail Price Index (RPI), giving you peace of mind.
This ensures that homeowners at Broadleaf House enjoy first-class facilities today and in the future, and that resale values are maximised.
All our homeowners contribute monthly to a Service and Well-being Charge to cover services such as:

Our on-site management team are always available to homeowners and check on their well-being, liaise with family and professional services as required. They also organise a full calendar of social events and activities.

The Service and Well-being Charge is reviewed annually. Should there be any future increase, it will be capped in line with the Retail Price Index (RPI) or the Annual Earnings Index (AEI), whichever is the higher. So you can be secure in the knowledge there will be no large, unexpected price increases.
It is important to point out that payment of the Service and Well-being Charge has to continue even if the apartment is vacant, as it is proportioned between all apartments in order to maintain the high standard of service.
The Communal Facilities Fee (CFF) at Broadleaf House is a fee payable upon the sale of your home or if there is a change of occupier so you can enjoy the facilities now but pay for them later.
This fee ensures that homeowners experience first-class communal facilities, today and in the future. It contributes towards:
Moreover, you can relax, safe in the knowledge that there will always be sufficient funds available to undertake any works required to Broadleaf House communal areas, including the exterior of the building, with no unexpected extra charges to the homeowners.
Adlington will use these funds to refurbish or replace all communal parts of Broadleaf House to the highest standards whenever required. Not only will this ensure it is a quality place to live, but it will also protect the resale value of your property, ensuring that when an apartment is sold, you will get the best sales value for it.
All homeowners are responsible for the repair and maintenance of their own apartment.
You do not have to pay anything until you choose to sell your apartment (or there is a change of occupier). The fee is 4% per annum, capped at 5 years (maximum 20%) of the achieved market price (or an agreed market valuation of the property) per year or part year of occupation.
Should you wish to pay for the CFF on your apartment at point of purchase, this is available at a reduced rate of 15% of the price you pay for your apartment. The 15% reduced CFF option is only available to the first purchaser of any apartment.
Please see our Key Facts document for more detailed information on all charges.
Additional care packages can be designed to suit your individual requirements.
